A cafe with a three bed apartment and a one bed house opposite. The cafe at present is on a lease
which if my memory serves me right ends in October this year. The cafe consists of a very basic
kitchen, in need of some improvements. Some of the furnishings in the cafe belong to the cafe
others do not. There is a seperate restaurant, seating aprox 30-40 people depending on how it is
layed out. The bar area as a log burning fire with an oven. There are toilets which are of a good
standard. The three bed apartment as lots of rooms and needs some improving but can be lived in
all services are connected. There is a fitted kitchen with an oven and hob fitted in, an open fire in
the kitchen area. The bathroom which needs small improvements as a bidet, shower, toilet and
sink. There are three bedrooms which will accomodate double beds but with little space around.
There are three other rooms and it as been suggested that some of the walls could be moved to
accomodate less, but larger rooms. One of the larger rooms as a log burner in. From the kitchen
door and another door there is a large patio area, with wonderful views of the area, on the patio
area there is a shed which houses a washing machine (not included in the sale). There is a tap on
the balcony for ease of cleaning and the patio is fenced in for the safety of children and pets. We
raised the area above the rails as at one point the children here where young. The one bed room
cottage across the road from the apartment is in good condition with double glazed windows and a
log burner fitted. It consists of a downstairs room with fitted kitchen and seating area, this is where
the log burner is. Upstairs is a large bedroom we have a seven foot bed and a wardrobe and
several draws for storage, plus a dog settee (we are animal lovers). The bathroom albet small as a
largish shower, toilet and sink. There is stairs to the side which lead to a door that enters the
bedroom, the bedroom is accessed also from inside via the wooden stairway. Behind the cafe is
aprox 900 square meters of flat arable land with grapes, a few olive trees, a mature orange tree, a
new orange tree. Also there is new apple, cherry, lime, pear and if i remember right plum tree, all
planted about 4 years ago, some now produce fruit. There is a small concrete storage shed on the
land. Also behind the cafe connected to the back of the cafe are various storage sheds . The land
also as a well attached to it which as not ever run out of water. The exterior of the building needs to
be refurnished as it is looking scruffy, we have been quoted 3000 euros for this to be all done
including all materials. The road outside is a good road and the risk of fire here is extremely low,
also if needed the escape route does not travel through any wooded areas. We are in a village
about 2 km from the market town of Miranda Do Corvo, there is a hospital there, doctors, dentists, 3
supermarkets, hardware shops, schools, clothes shops and lots of cafes and bars. There is a
market every Wednesday morning and hopefully when the virus is over the Sunday car boot will
resume monthly. Coimbra is about 20k away and there is a regular bus service to Coimbra from
Miranda Do Corvo, travelling by the most amazing scenic route.
